Pro tip: You can look up property tax records for any house online for free

I was looking at buying a place in Austin last week and wanted to see what the previous owner paid in taxes. I found out most county websites have a search tool where you just type in the address. You can see the tax history going back like 10 years or more, plus the assessed value of the land vs the building. It blew my mind how much info is public. I spent like 2 hours just clicking random houses in my neighborhood to compare. Turns out the guy two doors down has been paying way more than me for a smaller lot. Has anyone else used these tools to figure out fair offers or just to snoop?

Did you check if their property tax exemption matches yours too? That could explain the difference if they're missing a homestead exemption you've got.
