Got burned by a missing disclosure on a duplex in Sherwood Park

I was looking at a duplex off Baseline Road last week and the seller's realtor didn't mention the basement had a history of flooding until I asked about a weird stain. Turns out there were two insurance claims in the last five years that never showed up on the standard disclosure form. Has anyone else run into hidden issues like this when buying in Edmonton?

Basements flood in Edmonton all the time, it's practically a rite of passage out here. Two claims in five years sounds annoying but unless there's active mold or structural damage, you're probably fine. Seems like most people just toss a sump pump in and call it a day.

What's the actual percentage of basements that flood in Edmonton versus people just talking about it online? I've lived here for 15 years and had one small seepage issue that a dehumidifier fixed in a week. For a lot of these claims it just seems like someone saw a damp corner and panicked. Unless you've got water coming through the walls or standing puddles after every rain, maybe some folks are just overreacting to normal concrete moisture.
