My realtor told me to offer 20k over asking on a duplex in Mill Woods back in February
I was looking at a 3-bedroom duplex listed at 350k. She said the market was hot and we needed to come in strong. I pushed back and offered 5k over instead with a home inspection condition. They accepted. 2 months later the same model down the street sold for 345k. Has anyone else had agents push for higher offers that didnt pan out?

Did you actually end up closing on that place? I had a realtor once who kept pushing me to bid 15k over on a townhouse because "three other offers were coming in".. turned out there was only one other bid and it was lower than mine.

Used to think realtors just knew the market better than me, so I'd blindly trust their push for higher offers. After seeing comps come in lower multiple times, I started asking for their actual data on recent sales before agreeing. Now I always check the numbers myself before I say yes to anything over asking.
