Question about the new arena district and property values

I stopped by the Ice District near Rogers Place last weekend and noticed all those fancy condos going up. Some people say it's driving up prices around there, but others argue it's only helping the high-end stuff and leaving the rest of the neighborhoods behind. Has anyone here seen a real bump in their home's value from being close to the arena, or is it all hype?

Honestly my buddy just sold his place two blocks over for way more than he paid.

My buddy Jake flipped a house in that same area last year and walked away with like 40k profit after six months. He barely even did anything to it, just fresh paint and new floors, and someone scooped it up quick. Makes me wish I had bought something over there when prices were still low.
