Saw a comment here about new builds in The Orchards that made me rethink my whole plan

I was set on buying a new build in that area, thinking it was the smart move. Then someone posted about how the lot fees there can jump by over $200 a year after the first few years, which the builder doesn't really highlight. I went back and looked at the paperwork, and sure enough, it was buried in the fine print. I changed my search to older neighborhoods like Westmount, where the fees are more stable and you get mature trees. Has anyone else had a similar surprise with new community fees?

My buddy in the next park over wasn't so lucky. His lot fee jumped forty bucks a month with no warning. He tried to talk to the office but they just pointed to the small print in his lease. Now he's stuck paying it or moving his whole setup, which costs a fortune. It really messed up his budget for the whole year. Seeing that happen makes me realize how much a good cap matters.
