Shoutout to the agent who told me to stop overpricing my townhouse
I had my townhouse listed for 3 months with zero serious offers. An agent friend finally told me I was asking $15,000 too much based on recent sales in the same complex. I dropped the price by $12,000 and got two offers within a week. It sold for $5k under original asking but way faster than sitting there. Has anyone else had to swallow their pride on pricing to get a sale moving?

Yeah but dropping $12k is pretty solid actually. A lot of people make the mistake of going down by like $2,000 at a time (which just makes buyers think you're playing games). The price per square foot in those complexes matters way more than what you "feel" it's worth. Plus you mentioned recent sales in the same complex - that's literally the most accurate data you can get. So props to that agent friend for giving you the hard truth. The only thing I'd gently push back on is calling it "swallowing your pride" when really you just adjusted to what the market was telling you. Nothing personal about it.

Totally agree with @evan_dixon67, pride just gets in the way of a good deal.
