Appreciation post: my first home inspector saved me from a $15,000 foundation nightmare in Scarborough

He spotted a tiny crack in the basement wall that I thought was nothing, turns out it was a sign of shifting soil that would have caved in within 2 years, has anyone else had an inspector catch something major that could have been missed?

Yeah that crack in the basement wall you mentioned, I've seen that exact thing before. Make sure you check for any bowing or horizontal cracking too, those are the real red flags. We had a buddy who ignored a hairline crack for like 3 years and ended up with water seeping through every time it rained heavy. Foundation repair guys will often do a free consult so get them out early even if you're not sure lol. It's way cheaper to fix a small drainage issue than let the whole slab shift.

Honestly, I’ve seen people call foundation guys out for a tiny crack and it turned out to be nothing but the house settling. Ngl, my uncle had a similar hairline crack for 10 years with zero issues, no water, no shifting. Tbh, I’d check the soil drainage around your foundation first before panicking and calling anyone in.
