One inspector's tip saved me from a $4,000 grading mistake
My home inspector mentioned during a walkthrough that our north side slope was too flat and water would pool near the foundation. I ignored it for 8 months until a monsoon rain flooded the crawlspace. Got it re-graded for $1,200 after that, but I wish I'd listened to him right away. Has anyone else had an inspector call something out that turned out to be a bigger deal than it sounded?

1200 bucks sounds cheap compared to what my buddy just went through. He had the exact same inspector flag on a house in Phoenix and ignored it for two years. By the time he sold, the buyer's engineer made him dig out a 20 foot section of the foundation footer and pour new concrete because the soil had washed out underneath. That was 9k before they even touched the grading. The inspector isn't always right, but when they point at a specific spot and say water pools there, that's basically them handing you a map to future damage. I learned the hard way that cheap dirt work now beats expensive concrete work later.
