Pro tip: spent $750 on a land survey BEFORE buying and it saved me thousands

I was about to buy a house in Edmonton's north end near Castle Downs last spring. The seller's agent said the property line was clear and the fence was fine. I paid $750 to a local surveyor to double check. Turns out the neighbor's garage was built 2 feet over the actual property line. If I hadn't done that survey, I would have inherited a legal mess fighting over land rights. Has anyone else had a survey reveal something unexpected right before closing?
