Vent: My landlord tried to keep my entire $1500 damage deposit after I moved out of a place in Oliver last month.
I took pictures of the clean, empty unit before handing in the keys, and after I sent those to the Residential Tenancy Dispute Resolution Service, they ordered the full amount returned to me within 10 days. Has anyone else had to go through the RTDRS process here in Edmonton, and how long did it take for you?

Classic Oliver landlord move right there. Good on you for having those pictures, that's the only thing that works with these guys. My RTDRS thing took like three weeks, but ten days is a new record.

My buddy in Garneau had the same fight over a $1200 deposit. Landlord claimed there was a huge stain on the living room carpet. He sent in a video walkthrough from move-out day showing the spotless floor. The RTDRS ruled in his favor, but it dragged on for almost a month before he got his check.

Garneau landlords are ALL the same, especially that Oliver crowd @the_charles mentioned. That video walkthrough is the ONLY way to win those fights, but a whole month to get paid out is brutal. Glad your buddy had proof though, those guys will try ANYTHING.
